Our Real Estate initiative is focused on sourcing and management of attractive distressed real estate projects in the region. For almost a decade Real Estate markets of Central and Eastern Europe have represented a very attractive investment destination with period of growth driven by transformation and EU accession, and billions being invested into the region’s properties. Today, the most developed markets of Central Europe indicate promising fundamentals. Current global financial turmoil, however, starts to unveil unique investment opportunities across the region. Some of the developers have fallen into distress situation and are forced to restructure or sell some of their pipeline or ongoing projects at very favorable valuations. Other exceptional opportunities are appearing within portfolio of selected financial institutions which are also required to re-view and restructure their exposure. Our local presence and well established network is crucial in spotting and execution of these time-limited investment opportunities. Professional expertise and project management skills with strong management team could make the key difference in making a promising project also successful. We benefit from our banking, consulting and real-estate background to source new opportunities that could be subsequently re-structured and actively managed. Origination and sourcing: We can effectively utilize our position and broad network of partners to identify and source attractive projects and opportunities from within our key target markets including the distressed real-estate asset portfolios; We could source attractive opportunities utilizing the access to several independent networks in our markets and targeting off-market transactions. Project management: Our team can assist in management of existing developments and take over project management of new projects, establish and supervise dedicated project teams, analyze and propose transformation of existing project teams or whole projects, assist in the project execution throughout the preparatory and delivery stages of the project with support within documentation and approval process with local authorities etc. Marketing and Sales: We review and re-define and pursue effective marketing and sales strategy, required by changed market conditions. Property Management: we can preserve and value to existing projects by setting up or re-negotiating effective property management solution and framework in ongoing or later project stages, and supervise the existing framework. Transaction Structuring and Financing: we can design effective financing solution for existing projects, help re-structure existing deals that suffer from changing market environment, help negotiate within the financial partners etc. |
